What is a Fractional Ownership?
Fractional ownership, also known as co-ownership or shared ownership, is a member-owned vacation community of upscale, deeded residences and resort-style amenities. It offers all the luxuries of a care-free, second-home vacation experience, without the financial burdens of whole-home ownership.
Why co-own or share a vacation home?
Although many people desire vacation homes, most either cannot afford their dream property or don't use it often enough to justify the expense. Fractional ownership solves both problems. By paying a portion of vacation home expenses and sharing responsibility for risks like unforeseen maintenance problems and value depreciation, fractional ownership greatly reduces the financial burdens that typically accompany second homes.
Can my ownership at the Inlet Sports Lodge be sold?
Yes. Like any real estate, your interest may be sold, willed, put in trust or transferred by the owner, subject to Inlet Sports Lodge's procedures and local real estate laws.
How is Inlet Sports Lodge ownership different from a timeshare development?
Unlike timeshares, our lodge is designed for the second home buyer. Ownership at Inlet Sports Lodge combines all of the benefits of owning a second home with the services and amenities of a fine hotel, without the hassles of traditional real estate.
Is financing available?
Yes. Owners will be provided with financing options that are similar to those you'd see when making a whole-home purchase. Your share is a deeded fractional interest with a title you can pledge as collateral for a mortgage loan.
Are there club dues?
Yes. Annual fees include club management as well as maintenance of your individual property, insurance, utilities, housekeeping services and a reserve fund to cover exterior and interior upkeep as well as replacement of furnishings.
May I purchase multiple shares?
Of course! You may own as many interests as you wish.
How often may I use my residence?
Virtually as often as you like, subject to Inlet Sports Lodge's policies and procedures. Club members enjoy one guaranteed week each year, with as many as 14 additional days depending on the size of interest you purchase. This can be used as scheduled or traded with other members through our internal exchange service. You also can schedule bonus time on short notice when space is available.
Will I stay in the same residence each time?
As an owner, you'll purchase a specific residence for every stay. However, if you choose to visit when your residence is not available, you may trade time to use another suite. (All residences are furnished identically.)
Can more than one family or individual own a residence interest?
Yes, you can have up to four people on the deed. However, it will be up to the joint owners at the time of purchase to identify the individual who will be deemed the official member and single point of contact.
Can owners exchange use of their residence to experience other vacation homes?
Yes. You'll have the option of participating in a quality global vacation exchange network with Interval International, which allows you to trade the use of your residence to visit similar properties at more than 2,600 worldwide destinations.
Who coordinates reservations and check-in?
Our property manager oversees check-in and check-out services. You can also go to our staff for a variety of in- house concierge services such as reserving tee times, making dinner reservations, securing show tickets and making arrangements for local outdoor sports, from kayaking, fishing, boating, hunting and more.
Who establishes homeowners association fees and controls the property owners association?
As interests are sold, control of the Inlet Sports Lodge Homeowners Association will be passed incrementally from the developer to a board of directors fully elected by property owners. This board will establish budgets and association fees on an annual basis.
What owner benefits come with membership?
In addition to resort-style amenities, Inlet Sports Lodge has negotiated exclusive memberships to the area's top-rated golf courses including Caledonia & True Blue Golf Club, as well as membership to Huntington Beach State Park, Brookgreen Gardens and Freedom Boat Club. You also have the opportunity to exchange your points with the Inlet Sports Lodge and travel around the world to any of the 2,600 resorts which are a part of Interval International.
